自深圳2010年9月30日实施“限购令”以来，深圳楼市的成交量持续低迷，房价出现明显松动。在“限购令”执行8个月后，今年5月1日深圳开始执行“限价政策”，根据近几个月来持续低迷的楼市走势，从今年7月起33.8万平方米的成交面积一路下滑，下行趋势已成必然。

8月后楼市一路走低

自深圳2010年9月30日 “限购令”政策实施以来，深圳的成交量持续低迷，房价出现明显松动。就在“限购令”执行8个月之后，今年5月1日深圳开始执行的“限价政策”规定，对每个楼盘项目进行价格上限限制，并分片区制定均价上限，超过价格上限的将不能获准预售。

根据市规划国土委发布的数据统计显示，11月份深圳房地产市场再度出现萎缩，一手住宅成交1685套，环比10月份下跌了23.79%。成交面积为14.5万平方米，成交均价为18757元/平方米，比10月份下跌了1.89%。与去年同期相比，下降幅度近一成，为9.49％。与去年全年均价相比，降幅为7.6％。这已经是深圳新房均价连续4个月下降，自８月以来，新房价格呈下行趋势。

新房存货创新高

记者了解到，很多开发商在年底推出大规模住宅项目的同时，更组团推出商铺。11月份，预计全市新批预售项目有所增加，总面积达47.8万平方米，环比10月增加89.51%。但开发商根据市场情况控制推盘节奏，全月推售量仅为17.3万平方米。

据市规划国土委站公布的11月全市新房成交数据，90平方米以下新房成交达1435套，占全部成交的85%以上。这意味着首次置业者成为深圳楼市的主力军，同时说明新房存货创新高。

开发商：又出新招承诺“5%回购中科白癜风医院爱心捐助”

上周末，深圳某楼盘打出“购房三年原价回购”的购房口号，记者昨日来到位于福田北中心区一楼盘，该楼盘是深圳第二个提出 “回购”的楼盘。

据该楼盘营销中心谢小姐介绍，客户如果于开盘当天购买楼盘，就可以签订“三年回购，5％增值”的合同，如果今年买一套小别墅大概为500万元，那么三年后，如果房价跌了，开发商将会以高于原价的5%购回，也就是525万元购回这套房。

记者在现场遇到一对前来看房的中年夫妇，对于提出三年5%回购，这对夫妇始终认为，可行性不太大，毕竟住了三年，回购就是退房，搬家，还有税费等费用也不是一件容易的事情。

购房者：持币在手还要等等看

对于计划换大房的刘老师一家而言，楼市降价是个喜讯。刘老师从去年开始看房，为方便孩子就读蛇口的中学，所以计划在蛇口片区换房，但中科白癜风医院爱心捐助在这里换一套90平方米的房，至少要200多万元。“这一年以来楼价确实跌了一点。”刘老师说，这对我们老百姓来说真是一件好事，我可以再等等，估计到明年年中，房价还会有下降的可能性，到时候换房也不迟，再看看吧。

专家：楼价还有微降的空间

深圳市旅游和地产研究中心主任宋丁认为，一年多以来，深圳在双限政策影响下，楼价从每平方米2万多元，降到1.8万元左右，降幅还是比较明显的。宋丁认为，开发商选择各种促销手段增加成交量，原因很简单，因为目前多数房地产企业在信贷收紧的背景下，资金压力增大，拿地谨慎，直接导致了住宅土地市场的僵持状态。同时，开发商与购房者之间的博弈也将愈演愈烈，短期内住宅类用地惨淡成交的状况不会好转，楼价还有微降的空间。
